Hello everybody! This is Kanoa with Baja123.com in beautiful Rosarito Beach, Mexico and I am sitting here with Kenneth Huseman this morning and we’re talking about La Jolla Excellence, which we’ve been talking to you a few times now about La Jolla Excellence, this is our third update, is that right? – Number 3 yeah! – All right, well, good morning Kenneth, how are you this morning? – Really good, thank you. – Excellent! Tell me, what’s going on with La Jolla Excellence, right now? – Well, quick update, they are selling like crazy. In the last 4 months, they have sold 45 units over there, since the beginning there’s been 73 units sold. – OK, excellent! – 73 that’s about of a 135 total in three towers. – Wow, Kenneth, you know what, one of the things is that, I’ve heard that people think you’re representing La Jolla Excellence, and you know, I know you are one of our top Baja123 agents, so, what’s going on with that? – I want people to understand that I don’t represent La Jolla Excellence, I don’t represent any development, I represent buyers, I do this so when buyers come to Rosarito, I can offer them a variety of properties to best fit their needs. – And I think there’s an advantage to having outside representation, you know, and not going directly to the development and actually having you, look out for the client and their best interests. – Exactly, the people that work at the development represent the development, they’re not really interested in your best needs. – Yeah, and so that’s why we’d like to clear that up to make sure that people know you do work with Baja123 and you are an agent for them and you can, you know, you can pretty much show anything on the coastline, not just one development. – Exactly, I show everything, you know, I’m just looking for the right property for my client, it just happens to be that La Jolla Excellence fits the criteria most times and you know, you get a lot of value for your money, as well. – So, there’s obviously you’re talking a lot about Excellence. Why is Excellence the number one thing that you’re showing, right now? – It’s really simple, it’s the value for the money and fits most people’s criteria. – One of the questions we get a lot is about pre-construction, so, you want to tell people, is there risk involved with this? – Well, there’s risk in buying any property I think, but what I want you guys to do is to contact me, so that you understand the risks. – There’s been a lot of pre-construction projects that have been here and we haven’t promoted them all for certain reasons. We’re very comfortable with Decasa obviously, like you said, there’s risk and everything and, but they get pre-construction value from buying at this point, right? And I think, that’s going to change, as soon as the development is completely finished. – Of course, you’re getting a huge discount for buying presale and taking that risk. I advise my clients to take that risk because I’ve been working with Decasa now for 11 years, I watched them delivered during the economic crisis of 2008, when nobody else did, and that gives me the confidence to know that they’re going to finish the project that and the fact that they don’t borrow from the bank in order to do this development, this is all their own money, no financing involved. – We watched them build Real, which is the sister development right before, and we were involved with them through the whole construction process and that, and it was through some of the toughest times here and they got through that, and so that’s why we know what’s really good right now, everything is selling a lot, there’s a lot of activity going on, they’re one of the best developments, I think why they are getting all this activity and we’re very confident that this project is going to happen and happen, you know, it’s close to the time that they’re predicting as possible. – Yeah, we all remember 2012, they may be sold, 4-5 units at La Jolla Real. – That’s right! – For all two years, once things started turning around, let’s say 2013-2014, they sold probably 70-100 units in the next two years, there’s hardly anything left at Real and now here we are selling Excellence. – And I think, they’re sold them out so fast he’s actually, it feels like, you know, he could be moving timelines up on some of the stuff. – He is, tower 2 has broken ground, tower 1 is all the way to the sixth floor in the framing, they’ve nearly completed the model for the Villa, which I think is a real big milestone. – For which I think will help people when they can really visualize and see what the models are going to look like. – Exactly, it’s going to be beautiful, elegant, it’s, I think, is really going to blow people away, they’re going to walk into that model and they’re going to ask me, where do I sign? They created most of the property and began to break ground on Tower 2 and again the first Villa, that will be used as a model is nearly complete. Really, since the beginning I’ve been pushing my clients and everybody to buy the Zafiro units, you’re getting 1,947 square feet, really close to a 100 dollars a square-foot, you’re getting high quality finishes and resort livings and, guess what? they’ve sold all people! Nothing left so, now we’re working on Esmeraldas, I’m telling you guys to make a move on that, the upper floor Esmeraldas because those are going to be gone really soon too. – So, tell me once again, why should somebody choose you to represent them in the purchase of La Jolla Excellence? – Again, it’s just about experience and information, you know, I have a lot of past experience with Decasa, I know exactly what the market is and where the pricing should be, and you need someone to negotiate for you, that knows this information and that’s why you should come talk to me and not to their representatives. – So, if anybody’s out there and they’re looking or they’re thinking about buying on the coast, I think they should get on the phone and make an appointment to talk to you. – Sure, I’d be happy to discuss it with them, you know, we can review your goals and see if we can get there. – Is there anything else you’d like to add? – Sure, I think the one thing that really gets me excited about this whole project, is the private beach cove and the amenities, no one is even close down here to what they’re offering. You’ve got this beautiful private beach, nobody can access it unless you’re part of the development, there’s another long beach in front of La Jolla Real and La Jolla del Mar great for walking, you’ve got 10 swimming pools, 10 jacuzzis, 2 indoor swimming pools, underground parking, underground utilities, 24-hour security, lush green grounds, tide pools and really dramatic coastline, you have services inside of development, you never even really have to leave. – So, you know, one of the things I don’t think people mention is that there’s also financing available here, which there’s not a lot of financing options here on the coast for anything and the developers are offering no credit financing. – That’s right, no credit financing, 30 % down, it’s going to be for 10 years at 9.5 % and that’s not negotiable. – Awesome, thank you all, anything else you’d like to add? – No, I think that’s it for today until update number 4, I’ll let you guys know what’s going on. – Thank you for coming and talk to us.
