Excalibur here in Scottsdale Arizona reaching out to you with your market
watch update, & what’s happening in the Scottsdale real estate market. So we just
transitioned to August and generally this is the time of year our home sellers
should start to consider whether they want to put their house on the market as we
start to transition from the heat of the Scottsdale summer to a more robust home
selling season, And with some preparation you can really take advantage of the
activity in the marketplace. So a couple notes about the market. Stats are out for
the end of July. There was a significant drop-off in pending sales
compared to July of 2018 over 37% here in Scottsdale and roughly about
20% in other communities across the valley.
Now this most likely is a cooling down of an overheated market here in the
valley, but definitely something to keep an eye on. Median sale prices are still
up 5%. Days on Market are just about just over 90 days. Which basically
suggests that we’re in a bit of a balance market. Although depending on
your price point there is still a lot of competition. Mostly the
availability of homes is over the $400,000 price point &
more specifically above $550K. Mortgage rates remain historically affordable.
Currently we’re about 32 month low according to Freddie Mac and suggestions
are they be able to stay about that point till the end of the year. So if you
are thinking about buying, you’re thinking about refinancing, or
transitioning to a new home – conditions might not get much better than they are
right now. If you are considering selling a home, we are in a market where having
an agent with a strategic plan to maximize your sell price will make a
significant difference in the amount of money that you walk away from the table
with. Our team just sold of property for over 7% above the highest price
ever sold in the subdivision. The right agent guys, makes a big difference
and if you are thinking about it let’s talk about your situation how to make
sure that you actually get the best deal for your property. Also, Please Please Please –
steer clear of these property bandits that are in the marketplace, trying to
take advantage of property owners offering “Too Good to be True deals” where
unexpected property owners are forfeiting significant amounts of their
equity. These guys are out in force here in the valley and I do not want you to
