Real Estate & Drones: A New Way to Sell Asheville Your Property With Oscar Molina | AREN 024

– There was a property in Canton. It’s over 200 acres. – I think I saw it on
that thing you posted. – It’s about 200 acres, and
you can’t experience 200 acres from, you can, in a way
just driving around though, but if you wanna get the big picture, you need a drone. – Absolutely. (upbeat music) – Welcome back, everybody,

drone photography today. Thank you so much for joining us. – Yeah, no problem, excited to be here. – Yeah, so everybody’s got a crazy story about how they showed up in Asheville. What’s yours? – My family used to own a restaurant. They owned Tomato Cocina
Latina years back ago. Unfortunately, closed down though, but my mom’s brothers that
lived here in Asheville and the two brothers and the two sisters decided to open a restaurant. So that’s why we ended up moving to Asheville, North Carolina,
to open a restaurant. – Oh, wow. And so, you obviously don’t work in the restaurant industry now. So, what was that transition like? – The transition was
a little hard, though, because I grew up in
the restaurant business. I moved here when I was 14 years old, and then I started washing dishes, and then I started with waiting tables, and then I started managing
a little bit of it. And then, my family’s restaurant, when it closed down, I went to keep working
at a restaurant business. I did some fine dining at the Biltmore, and then I did King Daddy’s
Chicken while I was here. – Yeah, it’s down the road from us. – Yeah, I worked with them
for two years and a half, and I just recently left King Daddy’s to pursue some more aerial
video and photography. – Full time, so. – Yeah. – So, how has that transition been? Working for yourself now and everything. – It’s a little scary, you know, because I’m used to the
restaurant business. I just transitioned to something new, and just doing it for yourself. – Yeah. – It’s been tricky, though, but something that has helped
me for the past three years is that I’ve been working
for a wedding videographer. – Okay. – And getting the idea, cause
I’ve always taken pictures, always been fascinated by photography. – Right. Just as, like selfies. – Well, mostly for science. No, no, not that. No selfies, I just, I literally don’t like being in front of the camera, I like being behind it and just capturing those moments. It’s about remembering the past, and then being able to share that with your friends and family. – Yeah, I mean, obviously, I follow you on Instagram
and saw your great pictures, and you do a fair amount
of traveling as well, so I want to see where you’re at. But, well, what about with
the drone photography, we’re talking about real estate, this is all about what this show’s about. – Yeah, yeah. – You know, this is about, and it seems that, you know, it’s becoming a much more easier place to look at houses, online, the pictures are getting better, the videos are getting better, and it seems that, you know, not a lot of the houses that are listed, that we looked at, et cetera, people use drone photography for it, and I think that there’s
something to be said that it’s probably going to
be changing in the future, or what do you think
on your side of things, do you know? – Yeah, there’s so much
going on now with drones, really, you can do so many things, just to take a picture of the house, where you can actually create a 3D model of the house as you look at it. – Really? That’s news to me, okay. – Yeah, it’s still brand
new technology though, with your basic drones that
are coming out on the market, there are several being developed where you can fly the drone, you can put the handprints, and you can tell it to take a digital, 3D image of the house. – That’s so, wow. – Right now, what it’s being used, mostly is just to make a video, or take a picture from the air, to get an idea of the square footage, or the size of the lot. – Yeah, which is always nice. Sometimes it’s kind of hard to get. – Yeah, sometimes I think, a lot of people use that, what is it? CGI, kind of. – GIS, yeah. – GIS, to look at the size of the lot. – Right. – And I mean, it will give you an idea of how big it is there, but the drone will give
you more perspective, because one, you can look at it live. – Because yeah, we use GIS, whether we do a lot or we use Google Maps, and you can kind of see it, but a lot of times the
pictures are like a year old, and in a place like Asheville six months, there’s a new place
every place I list a lot and it’s hard to tell what’s back there. – Yeah, well with drones, we can bring a drone pilot with you, you can fly it up and
you can have a live feed to your iPad or your phone, depending on what you’re
using to control the drone. So, you have a live feed, and you can move it certain ways, maybe inspect the roof, maybe, you know, cause you’re looking for an investment property, sometimes those investment properties are, you know, they’re damaged,
they go through damage. So, you bring the drone in and help people do a quick inspection
of your house as well. – That is, well, you said drone pilots, it makes it sound like
there’s a little bit, I just mean, I’ve never flown a drown, I’ve just seen the remote controls, and they look similar
to remote control cars I’ve tried, but. – Well, nowadays, the government, you know, before you used to buy a drone and just fly it and let’s have some fun. – Yeah. – And now there’s some security concerns and things like that, though, but a lot people who actually fly drones, they first start for fun, taking pictures, taking videos of their neighborhood, things like that, though. But now, once you want
to use it commercially to make money out of it, or if you use it in a purpose, like for example, if you own a drone, and the purpose of using the drone is that you will be eventually
able to sell the house, the purchase. – Right. – But, the government has
made it a little tricky, in that in order for me to
do anything commercially with a drone I have to have a permit. – And how do they define commercial? Is it, when it’s anything that has to do with a sale of a house? – Anything that will require some money. – Okay. I could buy a drone
and just do it for fun? I don’t need a license? – No. – But, if I’m gonna take
pictures and then try to use those pictures for a
monetary advantage then I do? – Yes, you’ll need a permit from the FAA. It’s called a Part 107 Certificate, it’s like a little license
that it’ll give you to do anything commercial for a drone. It requires some studying, and then you have to go to your, most of the time it
will be by the airport, they require you to do a test. – A flying test. – Uh, not a flying test, but it will give you an idea of how pilots actually go through the air, there’s a map that will
give you different laws within different heights of flying. – Okay. – Basically, for the drones,
400 feet is the legal height. Anything, even for
commercial and hobbyists, 400 feet is your top height, legally. But it’s really tricky here
in the mountains, though, because you can be next to a building that it’s a couple hundred
feet up in the air, and the 400 starts above the building. – Really? – Not above where it’s the ground. – Oh wow. – Yeah, but it’s all pretty tricky. – If you’re at the top of a mountain, it’s 400 feet from the
top of the mountain? – Um hm, yeah. And you have to be with your eyes, make sure you can see the drone. As long as you don’t see it, that’s technically illegal. – Really? – Yeah, so it’s really tricky because this machine’s incredible. For example, this one is the Mavic Prey, you can send it as far as four miles. – Four miles? Can you see four miles? – Nope. – Okay, huh. Okay. I wear contacts, I can’t see four miles. – I think, I never stand
that far away though, I think as far as I’ve ever standed is maybe 3000 feet of distance. – Yeah, so it’s pretty far, huh. Well, so let’s have this
two part conversation, really quickly, on this. If somebody’s thinking
about getting in to drones, for a hobby, do you think it’s worth it? Like, is it harder than it looks like, or is it one of those
quick, 30 second, you know. – All right, it’s really fun. You can buy it, you have
to register it, though. – Okay, you have to register it. – You have to register for the government, but I think we do that on the FAA website, it gives you like five months to register, for hobbyists and commercials. You have to register. Once you do that, you can fly. There are a couple of laws, here there, you have to be careful if
you’re close to an airport, you have to be eight miles. – Gotcha. – But, it’s fun to fly, it’s easy to fly. – How fragile is it, though?=The more you spend, the
better and easier to fly. – How fragile is it, though? – Well, this one has two sensors in front, so if gets close to a person
or a tree, it will stop. – Oh really? – Yeah. – Okay. – It’s really neat. Like I said, the more you spend. – The better product you get. – The better product, the easier to fly. Because this one also
uses GPS inside of it. – Wow. – So, you get controllers, and you stay, hovered in one spot. – Huh, it’s pretty cool. – Yeah, it’s really neat. It’s amazing technology. – And so, part two of that question, some people use drones commercially. How do they get, I mean, how
long have you been doing it, from a commercial standpoint? – A year. – A year. Has it been, I mean, most things
it takes longer than a year to get started in, but what’s
your experience about that? – It’s been interesting, I’ve been working with a lot of realtors, actually. – Right. – And they have different
houses, different sizes, and they’ll all take a different
point, by flying the drone. – Some of them are at the top
of the hill, some of them. – So, everybody’s using
them for different things? – Yeah. – Okay. – Like, the main thing, one of the, see, there was a property in Canton, it’s over 200 acres. – I think I saw that one. – Yeah, it’s about 200 acres,
and you can’t experience 200 acres from, you can in a way, just driving around though. But if you want to get the big picture, you need a drone, that’s the
only way I would be able to. – That brings us to my
next question, then. What are the top three
advantages to using a drone. Say I’m selling my house by myself, like it’s for sale by owner, or say, I’m listing my house, it’s probably the same, right? You’re gonna turn out
the same, practically. What is the top three
benefits, in your opinion, if somebody would say
why should I hire you, or why would I work with you? – Like in any other product, you have to display, well, for
this one it will be a house, or this way a house, the more unique and more beautiful the house is presented, the more appealing it
becomes to the buyer. – Right. – So, being able to hire,
like for me for example, is having that cinematic
look towards that house, it’s more appealing to the
person who’s looking at it. – Especially if you’re looking
at it online or whatever. – Yeah, exactly, especially
if they’re looking online, though, because that’s where every search to a product, to a house, it’s a line. – Everything. – Yeah, everything. – It’s a digital world. – Yeah, a digital world. One click away you can
buy a house eventually. – Yeah. So, you make the product, or the house, more visually appealing. – Yes. – Okay, so what’s number two? – Number two is just kind of flexibility to compare the houses. – Right. So, you just get the full,
well rounded impression. – Yeah, yeah. But drones is more, well, you know, you’re asking me three points. – Maybe there’s not three though. – Maybe there’s not, you only need a good looking product. But, you know, you have to be certified. That’s another big thing, because the FAA will look on my, they will look to see what people are doing with their drones. – Really? They pay attention? – They’re getting better at it. Usually, not really, you know, cause they do cost a lot
of money to use pictures. But if they, the ones
that they come up a lot is they send you a nice letter saying that you’re driving too
close to people, or. – Now, have you gotten
one of these letters? – No, I haven’t gotten any
letters, thank goodness. – Trying to avoid that, right? – Yeah, I do just flying
it anywhere, pretty much. Sometimes they will ask me
to fly close to the town, and I try to avoid eight
miles of the airport and four miles within a
helicopter pad in a mission. – Huh, very cool. All right, well hey, thanks
so much for joining us. Um, I don’t know, do you have any tips for somebody who just bought a drone? Besides registering. Like, on how to use it well, like anything you did to
like hone your skills. – There are manuals that
comes with the drone. And some of them are quick manuals, but at times, what I would suggest to sometimes they can really trick you by just looking at words. I’m a visual learner,
so I’ll go to YouTube. – I’m the same way. – So, I’ll go to YouTube
and say how to use a drone. So, what’s the best way for someone to get in contact with
you for house videos? – I have an Instagram
account, AshevilleAeriel, and then, my phone
number’s 828, 515, 1848, and you can, Asheville
Aerial Imaging dot com is the website to look
at any aerial stuff, or any requests for video for houses. – Awesome. Well, thanks so much for coming on, and everybody, thanks for tuning in, and like I said, follow us on Instagram, that’s where we’re gonna try to live, we’re trying to be everywhere you guy are on social media.
