Monthly Market Update – West Covina & Area Real Estate August 2019


What happened in the housing market in San
Gabriel Valley in July and what’s going on right now? Let’s go take a look. We will talk about Covina, West Covina and
San Dimas in depth, and at the end of the video you’ll get an opportunity to access
a report on 20 additional cities in our area. So let’s get started. Hi, it’s Mary Anglin from United Real Estate

thumbs up button on this video as well. Okay, let’s take a look at West Covina. 69 homes sold in west Covina in July, bringing
the total to 370 for the year. The average sales price was $630,811 which
was 5.2% higher than the previous July. Average days on market was 41, a little over
a month. West Covina has 3.2 months of inventory on
the market, which is 3.2% higher than last July. Currently on the market are 166 homes. 25 of those homes are priced at below $500,000
and 48 of them are priced between $500,00 to $600,000 34 are priced between 600 to $700,000 and we
have 32 that are being offered between $700,000 and $1 million. The 27 remaining homes are priced over $1
million. The most recent home to hit the market above
the million dollar range is a French architecture inspired a state home on Sandy Hill in South
Hills. This home is listed by Frank de la Fuente
of America First Real Estate. It is offered at $1,499,000. I’m happy to show

the total to 325 for the year. The average sales price was $554,356 which
was only 0.9% higher than the previous July Average days on market was 34. Covina has two months of inventory,
which is still a pretty strong sellers market and it’s 13% more inventory than last July. At the moment we have 93 homes on the market. 32 of them are below $500,000 and 20 of those
are either condos or townhomes. There are 33 homes between $500,000 to $600,000,
19 homes between $600,000 to $700,000 Only 13 homes are priced between 700,000 and $1 million. There are nine homes in the million dollar
plus range with one listing over $2,000,000 and one listing over 3 million. The most recent home to be listed above the
million dollar range is a beautiful five bedroom, 3,113 square foot home on Swanee Lane. This home is listed by Jenny Xu of Re/Max
Masters and is being offered at $1,150,000. Let me know if you’d like to see this home

the total to 182 for the year. The average sales price was $724,788 which
is 2.9% higher than the previous July. Average days on market was 35. San Dimas currently
has four months of inventory available, 29.2% higher than this time last year. At the moment we have 93 homes on the market. 29 of those are below $600,000. Twelve are between
$600,000 to 700,000 and there are 22 homes between $700,000 and $900,000. We only have five homes
in the $900,000 range and the remaining 20 are priced over $1 million. Of those, we have a horse property priced at 4 million
and a small cabin on 42 acres of land priced at 2.2 million. The most recent home to be listed above the
million dollar range is a beautiful Mediterranean custom built home in the hills off Puddingstone. It’s listed by Anna Aguire of Taurus Realty
Group, and is offered at $1,575,000. I’m happy to arrange for you to see this home or any
