Lui from Baja123.com Rosario Beach Real Estate. How you doing Lui? – I’m doing well, thank you. Hello everybody! – Okay, so our subject
this week is dog fight, hot properties and dog fight. Everyone’s probably going
“what is he talking about a dog fight?!” Well, right now our market is changing
and I thought that I would start this week by talking you guys about what’s
going on in our market and why you need a good professional agent out there to
help you close your deals. So, basically this week we’re gonna be talking
about, we have three properties we’re gonna be discussing with you, all
three of them are oceanfront properties and then we’re gonna go into a little
bit afterwards for those of you that stick with us, we’re gonna give you
some advice on how to make sure you get the best deal and best price on your
properties. Alright, ready get started Lui? – I am. – Okay, so Lui, we know what’s
happening right now it’s actually the market is changing
we’ve been telling everybody it’s a seller’s market and what we’re seeing
right now is these agents getting very creative on how to get their offers
accepted, we’re seeing full price offers getting submitted and and we’re seeing
these agents actually fighting to get their deals done. – Right. – And so that’s
really where that dog fight comes from because if you don’t have a professional
agent right now that knows what they’re doing and knows how to negotiate you’re
not gonna get your deal accepted. – You know, not only are they getting full cash
offers but they’re actually getting multiple offers in with going even
higher than the asking price. So now we’re shifting into that mentality where
you’re fighting for the property and they’re doing it with creative ways
they’re offering cruises, they writing up letters to explain why they want the
property so badly. I mean, they’re really getting creative now. – Yeah, I don’t wanna
give away all the secrets on how we get our offers accepted but
definitely our agents are in there fighting for you and we’ve got some
really talented agents that have been doing this for a long time, they’re very
experienced and there’s nothing worse than getting landed on a property that
you absolutely love and knowing you got outbid on it. So, we really highly
recommend getting with one of our agents when it comes to negotiating for you
because we’re gonna do everything we can. We have a whole team of people that
work together to make sure that we can help get with you with your property. And the lastly honestly I wanna tell you about on what to look out for an agent, if agents
aren’t talking to you about capital gains then they’re doing a disservice
and usually you think about capital gains only on the seller side and we’re
seeing right now that there could be capital gains on the buyer side. You need an
experience agent that knows what they’re looking for because we’re seeing clients
that are having issues with capital gains from the buying side because the
sellers registered their property so low. So once again, get with the professional
agent get with one of our agents to make sure that they know how to help you
through these hurdles. Okay, Lui let’s get in and start talking about these
properties. – You know, today we have thre properties that we’re be featuring and
number one is an oceanfront Villa in Plaza del Mar club section, it’s a
listing from Zinnia Quezada and we have her here to share some information with
us in regards to that property. Beautiful! I went out and drone that
property and it was amazing. Number two, we have an oceanfront Penthouse at La
Jolla Real which it seems like we’re running out of penthouse to sell, the
market for penthouse is hot right now and lastly, we have an oceanfront home in
Castillos del Mar which is a very nice community that’s almost next to the new
project La Jolla Excellence. So, look forward to seeing this property soon.
– This video might be a little bit long but we did ask two of the agents come in
and actually tell us about their property, so we have Zinnia that came in
and is telling us about her oceanfront Villa as well as James talking about his
oceanfront penthouse. – Yeah, so let’s get started with Zinnia! – Tell us what’s so
special about this listing you got. – I’m very excited about this Plaza del Mar
listing because it has a bunch of unique features that I just can’t wait to
mention such as being a one story unit that has three oversized bedrooms,
it has 1,800 square feet, the views are just incredible as you will see by the
photographs. It has a huge terrace, Imean, it has a palapa, a fire pit and
barbecue grill along with a huge sitting area it’s really an entertainers unit
and it’s beautiful in the inside. – Obviously, this is an oceanfront
development nor an oceanfront community. – What does this community have to offer?
– Plaza Del Mar is one of the most calm oceanfront home communities that you will
find, it’s very very peaceful, it does have a pool and a jacuzzi tub, a
barbecue area as well and it only has around 80 homes and condos it has both
and it has the most beautiful just outstanding views! – Excellent is there anything else you’d like to tell us about this unit? – Yes, two of the master
bedrooms are in the oceanfront, both of them have sliding doors that
open up onto the huge terrace and that is a unique feature that you will not
find, I don’t think there’s anything out there
right now in Plaza del Mar that offers that. It also has high ceilings and it
has brick inlays in them with beams going across which is just beautiful,
it’s all hacienda style unit and you will see that it comes with everything
that you see in the photographs is completely furnished, it’s turnkey and
the HOA is incredibly affordable it’s only $140 Dlls a month
and as you can see it’s an oceanfront unit and it’s a corner unit so you don’t
have anybody on this side as well, so there’s more privacy than normal.
– You know, I think everybody would really like to know, the markets changing down here
right now. What’s your opinion? what’s happening or what suggestions do you
have two people that are coming down here one to buy property. -Okay, I do have
a very strong opinion on that because I have noticed the change in the market
and the thing that I would say is, if you go out and you see property and you see
something that you like, something that you can see that is being your home or
your investment, do not delay, you gotta immediately move forward because the
turnaround that we’re having right now is incredible. The units or the listings
are not lastings the 30 days. – So, really what’s happening is, we’re seeing that some of the like, we’ve been saying for the last couple promotions is that some
of the properties that we’re getting aren’t even getting online, they’re
selling faster than we can get them promoted, so if they’re priced right,
you need to come down with your ID and your checkbook and need to be ready
to make an offer. – Definitely. – Because, it really what’s happening right now is, we’re seeing multiple offers coming in at full price. Which we haven’t seen in a
long time. – That is very true, I mean the last sale site had incredible enough
they’ve been for full price. – Yeah, excellent! so if anybody is looking to
see this unit and they want to know more about it, it can either have their agent
contact to or they can contact you directly to schedule an appointment to
come down and take a look at it. – Definitely and I would love to show them,
it has so many more features that I haven’t even gone into. – Well, I really

information about his penthouse at La Jolla Real. – James, I have to say, you are
one of the better listing agents we have in Rosarito Beach. I absolutely love your
listings, when you put listings up, i’m just taken back, so congratulations on
being a great listing agent and i wanted to ask you to come in so you could tell
me about this listing you have one the penthouses that I’m looking that’s
absolutely beautiful and I was hoping you could tell us a little bit about it.
– Thanks for the compliment and thanks for having me and yeah, I want to remind
everyone that you know, I have a 5,200 sq ft penthouse at La Jolla Real
in the Topacio tower and what’s exciting is that the sellers, you know, they
brought the price down a little bit to a place that I think is a little more
appropriate for the market. – Well, right now I think we know that the penthouses is seem to be like, penthouses are selling like hotcakes out there right
now, so it seems like there’s a lot of penthouse buyers and there’s not a lot
of penthouse inventory. – Yeah, i don’t believe there are any penthouses for
sale that aren’t, you know green bananas. So to speak, you know, there aren’t you
know pre-construction. I think, you know, because this one is ready to go, it’s
basically turnkey friendly. It makes it more enticing than
those other ones. It’s 4 bedroom, 5,200 sq ft like I mentioned, basically
has a huge foyer with 30 foot ceilings and you have left and right wing, they
have 2 masters on the second level with ocean views obviously, you know, from
every bedroom, from the kitchen there’s ocean views and the balconies are, you
know, incredible when you stand out there you have pretty much 360° degrees of
Rosarito Beach and the whole surrounding area and you know, I think it’s truly a palace in the sky! – So those people that aren’t familiar with La Jolla Real, tell them a little bit about the development. – Well La Jolla Real is the third of
the developments for you know, DECASA. The condos in La Jolla Real are the
newest in town, not including the La Jolla Excellence project yet. – Which isn’t
completed. – Yeah and those were just completed, you know, I think the last ones
were completed in 2014 in La Jolla Real, so this is a fairly new condominium. – Oceanfront.
– Oceanfront, ready to go all the all the amenities, the HOA is
only $300 a month and it’s held in a bank trust so it’ll be easy to achieve
title whether you’re a foreign buyer or whether you’re a Mexican citizen.
– And I have to say, without a doubt this has got to be one of our best developments for
the price on the coastline down here. – Absolutely! I mean, it is great potential
for renting because it has such a high square footage you know you can rent to
multiple families, it’s also a very luxurious place and you know it
could be even more upgraded with its interior furnishings and design.
– And it’s safe and secure it’s got 24-hour guards walking around and it’s got everything
that anybody would need so it’s an awesome listing, I’m excited
about actually getting this promoted again I’m happy about the price reduction because I do agree with you, I think we’re in the
price range that you’re gonna get offers and if anybody’s out there is
interested, make sure to get a hold of James Langley, schedule some time to go

– Now, I’m gonna ask Lui to tell us about this oceanfront home in Castillos
del Mar that’s listed by one of our agents, Darrell. Go ahead Lui, tell us about this listing.
– You know, this is one of the most impressive homes I’ve seen in the
oceanfront section of Castillos del Mar. Castillos del Mar is a very mature community but yet for being so mature it has actually been kept pretty nicely, they do
have a private beach which is, you know, something that not all of the oceanfront
developments have which is nice to look at it’s a sandy beach year round, they do
have certain amenities not too many but they do have access to the beach, they
have a restaurant and a bar at Castillos del Mar Hotel. They do have the hotel right
next to the community which would be a great thing because then your guest
doesn’t have to stay with you but this home actually features a guest house. Is
a 4 bedroom total, 2 of the bedrooms are in the main house and the other 2
bedrooms are in the guest house. So the layout is definitely something
interesting to look at. It’s a modern architecture and like I said, with lots of lights you know, big windows to look outside and
enjoy the ocean view, this home is a must when you come down and previewing it.
– And like we’ve been telling you guys, the inventory along the ocean is very
limited right now, there hasn’t been a lot of building and the supply is really
low and the demand is really high and this is one of these oceanfront
communities that you should go and take a look at. – You know, right now like you
said, the inventory is very low there aren’t that many oceanfront homes
available, especially at this price. So, definitely worth looking at and get with
your agent, make an appointment with Darrell and he will be happy to show it
to you. – So I just like to remind everybody that if you’re coming and
looking at properties right now, make sure you bring your checkbook and you
bring your ID. We’re finding that most of the properties that are priced right are
getting sold under 30 days right now. Some of them aren’t even making it on to
the website, so you gotta get with the professional agent to know where some of
the best deals are and the properties that are over 300 thousand are taking a
little bit longer to self but they are selling within about six months of their
