Hiring a Licensed Agent as Your Assistant // The Real Estate Blitz!


Hey everybody! What’s going on? KSAKris here – The Real Estate Blitz! Today I wanna talk about a little bit of an
adjustment, I’ve done previous videos on hiring an assistant but I came up with this idea
recently and actually I’m implementing it into my own business. As most of you know, if you look at previous
videos there’s a lot of big changes that I’m trying to do this year to show a proof of
concept so in my budget I’m gonna be able to adjust it quite a bit. In February from January I produced to where
now I can make my first hire, just like I’m gonna write out and show you guys what … “In
order to build my own business with little to no money, what would KSAKris done.” because I’ve already built a mega team, I’ve
already built a brokerage so I started from square zero in 2018 this year, to build a
business from nothing. From scratch. What am I doing? Well I’ve created enough income this month
already and I think it’s … today’s the 10th of January, I’ve created enough money this
month to where I can make my first hire. My hire is gonna be an assistant but it’s
an assistant with a twist! I’m actually hiring somebody because I’m only
focused on listings right now; I’m not focusing at all on buyers, only listings. I’m hiring an assistant that is already a
licensed real estate agent, to come in and work the seller side for me full-time and
to also basically handle all my seller stuff, handle all my to-dos, and also to help me
do the generic marketing and exposure that I need done. Now I have a point paper – it’s basically
an Excel doc of like almost 200 tasks that needed to be done for every listing to get
the listings sold for the clients and client fulfilment and also to create and generate
more deals. For every listing I have I want two more deals
off of that listing whether it’s a buy or sell, and it’s going to be their responsibility
to follow that tasking every listing. They’re gonna do everything for every listing
for me. My only job is to ensure that they’re following
through, ensuring that they’re making their clients happy, and then touching base with
my clients every now and again, and then focusing again just on prospecting. That’s my full-time job, that’s my goal in
February; my full-time job is prospecting and going on appointments. Everything else is going to be hired out to
somebody that works in house for me as part as my team. The reason why I’m getting a licensed real
estate agent – the goal is to find somebody that they’ve done good, they’ve done well
enough but they want to learn more about the business, they want to become better. I’m going to be doing nothing but listings;
I’m going to be generating buyers. So this is the beginning of building my team
right? I’m gonna give you a paid job – I’m going
to pay you every month as a full-time employee.Part of you being an employee; your only job is
to deal with all of my listings and I have it fully written out and executable on what
you should do but you’re also your full-time job is to go out and work all of the buyers
that are created and generated from all of the listings that I have. Now that’s short term, when I hire a marketing
manager and I have a budget to go out and find more buyers, when I have enough buyers
leads, that person completely transitions I hire somebody else. Okay. So in the short term, their full time job
is to actually do all that and work any buyers that come in and they come off on a split,
they will be an employee. We’re not doing a 1099, they will be an employee
to my business and I will pay them bi-weekly, I think I’m starting off part-time for 60
days; it’s $2000 a month so roughly a $100 a day to work 4 hours a day. If it’s working out in the first 30 or 60
days then it will rotate to 8 hours a day, it goes from $2,000 to $4,000 a month and
their job is to work everything with my sell side and work all the buyers that I have and
they will give me a 50% split off of all of the organically created buy-side opportunities. That’s gonna change a lot. Now, once I get a marketing manager and I’m
actually going out and hunting and farming buy-side deals, that person’s job is to help
also create a structure and a statement of work for what that looks like; what is the
process to work all our buyer leads because eventually I’m going to hire a full-time person
to only work inbound buyer leads, basically my own in-house ISA and their job is to qualify
and farm and work and work and work and then schedule appointments for the person that’s
been my assistant that learned me, learned how to do the business, learned how to become
a producing agent and now they become my full-time buyers agent and then I’m gonna hire a seller’s
assistant full-time and a buyer’s assistant full-time; both of them make me money. And again, talking about the spinning plates,
if I make $10,000 per deal and I only make one deal off of each one of those people and
I’m paying them $5,000 a month, I still make $5,000 a month off of every person that I’ve
hired but the odds are pretty darn good that each person that I bring on should be bringing
me – the goal is a minimum of two but ideally we’re sitting a 4 deals per new hire per month. So I should be bringing in 4 to 5 listings
per month, my marketing manager should be bringing 4 to 5 listings per month, my sell-side
should be bringing in 4 to 5 deals per month and my buy-side should be bringing in 4 to
5 deals per month. That’s all I got today. That’s what I’m gonna be doing as far as how
and why I’m hiring the assistant the way that I am and I don’t know if it’s beneficial to
