Filthy Section 8 Bad Tenants Caused $13,000 Damage to Rental Apartment

filter pulled out compared with a new one. Looks like it hasn’t been changed in probably a year or more. So here’s the damage left
by the air conditioner because they didn’t change the filters. The air conditioner got clogged,
and it overflowed water, and it kept running down,
so there’s the mold growing on the wall, and the water
dripped down all over. This is a pan that we had here to catch it til we stopped the leak. Water had dripped down all over
the top of the water heater and then ran down, and
it all got caught down at the bottom here in the drain pan, so you can see it’s all rusty down there, ’cause water had been sitting. When we took over the apartment here on September 1st, I believe it was, (pan clanking) the water was all the way
to the top of this pan and was ready to overflow,
and we had to suction it out before we could even turn
the air conditioner back on. This is the filter pulled
out of the air conditioner. You can see how dark and dirty it is. In fact, it’s supposed to be white, and it’s so filled with
dirt on both sides of it that the airflow wasn’t
even getting through it, and the only thing that was
getting through was a little bit of dust and dirt, no air at
all, and that dirt had clogged up the coils on the air conditioner, and it took us three hours
of putting foam on it to get it all off. There’s the iron damage. Here in the guest bathroom,
the towel rack is missing, so we’re going to have to replace it, and up here on the wall
here, they had some kind of a wallpaper banner that left all sorts of gum material behind,
adhesive, and we had to scrub it off, and we’re
gonna repaint the bathroom now. Here in the laundry
room, I don’t even know how they did this, but they (cabinet squeaking) just about pulled the
cabinets off the wall. They’re gonna have to be
reseated, re-anchored. (cabinet squeaking) This here’s a piece of
furniture they left behind. Okay, here you can tell we’ve
had to pull every door down in the house here and paint it, okay. This is the kitchen area here. The master bath door right here, you can see the whole bottom of it. We’ve just got done sanding some of it, but it had all sorts of
liquid damage on the bottom, and it appeared to be from an animal, ’cause it smelled like pet urine, and that would explain the
carpeting in the master bedroom, why it was so terribly stained. Missing screen. Section 8 recipients should be forced to care for someone else's property by passing a law that says that any person/family benefiting from the program will be banned for life if they cause significant damage beyong nomal wear and tear to a property unless they pay for those damages out of their own package.

  8. I rented out my house to a section 8 single mother with a little girl. In order to qualify as a rental your house got to be immaculate and up to code.She was on welfare and only paid $135.00 on the $800.00 rent for the 3 bedroom with a $300.00 deposit.Once a year the Housing Authority will inspect and qualify for another year.After the first year she fell in lust with my handyman and wanted him and his 2 kids to live with her,which brought her part of the rent down to like $70.00and H.A. added him to her contract.A few month later she got her fill of him and wanted ME to evict him.l told her that was on her and she wasn't happy but finally got him to move but now she couldn't come up with her, now again ,higher share of the rent.Somehow that became MY fault and she would take til the end of the month to pay.Then came reinspection time and she failed ( dirty stove,dirty bathrooms,dirty carpets ,no litterboxes for her cats,unmowed lawnes and dogfeces all over the backyard ) so no more section 8 till she passed inspection and no money for me cause she " didn't have it " . After about 6 month of trying to reason with her she DEMANDED a letter of recommandation so she could keep her section 8 ! l had to hire an eviction service to get her out.She
    scalped my rosebushes to the
    ground,took some build in
    installed kitchen items,broke the
    toiletseats,ordered a dumpster
    where she deposited
    sleepingbags and camping and
    exercisequipment she had
    borrowed and soaked everything
    in motoroil , left big holes in the walls where shelves had been
    bolted and locked the full
    trashcans in the house,windows closed in july.Then she called P.D. to keep me off the property until the 1st! Wrote me a nasty letter for causing her daughter to lose the dog she loved ….(she moved in with her parents and kept the dog) .l took pictures and went to H.A. to let them know what kind of person they were paying for and was told I SHOULD HAVE TAKEN A HIGHER DEPOSIT !!! To make matters worse l had to give her a decent recommandation in the letter or she would still be there ! That was the last time l rented to section 8…….

  14. Shoot i lived next door to a section 8 renter, she had her 6 kids and herself in a two br townhome with finished basement that I pay $795 for per month, plus utilities. And she only paid $16 for, plus gets a monthly check for her utilities, free daycare and foodstamps???? The system is screwed up!!!! She only sleeps with dead beat men, and gets pregnant to have kids so she gets more benefits!!! It's sick! She also drives a really nice car i presume from selling her over $1,000 in foodstamps monthly!

I myself have section 8 and my potion is 1,000 a month and my gas bill is almost$300 or more a month and that's not including my electricity. My landlord is a slumlord. I haven't had heat in two years and I pay for heat but the heater doesn't work. Everything falling apart in my apartment. I myself have fixed some things on my own because I just don't want my children living in those conditions. Just found out I'm paying for the gas for the tenants under me as well and guess what!!! They pay cash for they apartment and it looks horrible. They don't recycle and they never bring the trash to the curb. So if I forget at night when garbage is to be taken out or don't have time in the morning when I leave the garbage just sits until next garbage run!!!! So no it's not section 8 people. Oh and I noticed some people up here talking about 850 in rent and they pay cash. Funny I pay more for my potion do you pay in rent with your cash smh 😂😂😂😂😂 well what ever. I'm saying all this to say sometimes you get bad section 8 tenants and you get bad cash paying tenants. You some times get slum Lord's like myself or some time you get good landlords. I haven't ran across one as of yet but I'm sure they are out here. Oh and before y'all scream about me being on section 8. I had my section 8 for 2 years so before that I paid flat out cash!! And from what I'm seeing even with me on section 8 I pay more money than some of you smh.

Went in a rental house for a buddy of mine not sure if they where section 8 or not but they seemed they had money wrote down what i needed to repair on the house sent him what needed to be done he gave me the ok to do it went in and the hole house smelled like weed for the 3 hours i fixed it i got contact high from it but what needed to be repaired was the blinds needed fixed fire alarms where broken and all the knobs needed fixed and the closets came off no clue how

  33. This may sound strange, but have you looked at the slum tenements in places like India? The government won't house these people due to the personal choices they make.
    People choose or are born into a 'class'. The Section 8 class often have mental health issues, poor education, ect.. Often, they just 'play the system' with goals of Obamaphones & food stamps. Girls are encouraged to keep having children via the government welfare industry. More often than not, the 'entitled' is generational. They come from it. Many age out of government handouts ending up homeless or close to it.

    The US has 'entitled' the whole damn country by creating a society of super-consumers riddled with debt. Though not your common 'lowlife', this new class can't afford to rent and do not 'qualify' for anything. Many end up on the street. Most probably would make decent tenants.

  43. Not all Section 8 renters are bad renters, I am on section 8 because I’m disabled with low income and I have a beautiful home, actually told that I have one of the cleanest in the complex. I fell the landlord should visit his property if feels iffy about the maintenance and upkeeps of the property. Good references are good things to do. This makes it hard for good renters like me to get a place nice. You can’t put all section 8 people in one basket and say BAD APPLES, I’m a Good one. I always give people there property back to them the way I get it . But the one that mess up people’s property should be kicked off the program permanently.

Maybe you did not vet the tenant thoroughly enough? As for filters, in many states it is the landlords responsibility to change filters in equipment that comes with the house/apartment, and you are actually bitching about a dryer lint trap??? I think that tenants should steer clear of YOU. Is your lease thorough and signed by an attorney? Just some things to think about for future reference.

  56. How do you calculate the hours it sopposedly took to clean up these properties? Either your crew is screwing you over or you have some slow ass workers. It wouldn't take more than 2-3 days to repaint that small condo and replace the carpet and do some cleaning. If you hate section 8 Tennant's so much then why did you rent to them anyways ?

  61. If I did this I’d first off not have any carpet. I’d have hard wood or tile throughout. I’d teach them about cleaning the dryer and changing the A/C filter. Maybe they didn’t know how. I’d have in my contract no pets, no painting of walls. I’d buy used washer/dryer on Craigslist not new. And I’d do 3 month inspections.

They should also do time for this due to the landlord having to pay for their mess and taking the time to fix everything.   76. We have rental properties. In the beginning we had a section 8 renter. Never had her small portion on time. As far as the damage is concerned, these are the people who throw trash out the windows of ther cars. If you are the city don't provide them with a trash can they will put out trash bags. Their children will play swing with the storm door or put rolls of toilet paper down the toilet.
    I have worked for housing authority in the late 70's and was promoted to Section 8 in the early 80's. Back then you had to be referred to get on the section 8 program. Also you had to have a job take home management classes. But when the city decided to do away with public housing that group was force upon neighborhoods that were middle-class bringing their social ills with them

  77. My question would be, how often do you check on your properties? Mine, well, come on in. Get comfy. ANYTIME! No, i dont have a landlord looking over my shoulder, but i should have! This house, for 3 years mind you, the previous renters were never checked on.
    This place was a dog house for hoarders….3 dogs, allowed to run in 2 rooms, 1 bathroom, 1 eat & play room. We helped remove 3 years of hoarding a 3 bedroom, full basement, & the 2 car garage.
    This should never have happen to this poor old soul of a house. Lazy landlords contribute to this problem & its easily solved. LANDLORDS! CHECK UP ON YOUR PROPERTIES!

  83. As an owner or manager of an apartment complex you must inspect the units twice a year. To insure this kind of thing never happens. If there are violations, you document it early. If it continues, they should be asked to leave.

    I hate to be a dick, but most of this is self-inflicted on your part. I'm sorry they trashed your property, but as a landlord you should have been more diligent. Like many others, you probably thought that renting to Section 8 tenants was easy money with little effort. Boy, were you wrong. I have a friend who is a landlord for multiple properties as well as flips houses in Erie PA, and I have been in and helped clean up much worse than what you have. It's all a part of being in the business.

    Hopefully you learned something from this. By the way, you did do a good job fixing your properties.
