Canvassing for Estate Agents – (Estate Agent Marketing Tips)


Is your canvassing working? Or do you feel
like you’re just throwing money at it and it’s just not giving you anything in return?
In this video I’m going to talk to you about exactly how to make your canvassing work for
you, as an estate or letting agent. Canvassing, it’s a very difficult subject
because I know agents that are sending out 10-20-30,000 leaflets at a time and are actually
happy with the 1-2 or 3 calls they get in response. But, if you’re sending out 10,000
and you’re getting 1 response from your leafleting, then actually what you’re doing
is you’re teaching 9,999 people not to respond to you. If you do that on a monthly basis,
you’re actually teaching your entire community to never respond to one of your leaflets. So, how can you make your leaflets really
work for you and really give you something back for your huge marketing spend and effort? First, you have to understand why your canvassing
isn’t working. I think I have the answer. It’s because you’re asking for too big
an ask. When you send out a leaflet, what you’re asking somebody to do is make a phone
call into the office or send an email. That’s a lot of effort for them to spend on you when
they don’t know you, they don’t know anything about you. Instead, what you need to do is
you need to give them something of big value and that’s for something very small in return. The best example I’ve seen of this recently
is when a client of mine sent out 10,000 leaflets, just an ordinary, estate-agent-would-you-like-a-free-evaluation-leaflet
and just got 1 call. So instead, I asked her to send out 10,000 leaflets where the call
to action was actually to a website url and that website url was to an online instant
valuation. You might have seen that kind of thing with Net House Prices, Valpal, and one
of those kind of providers. So she was taking people to an online valuation form and asking
people to submit about 10 fields and that would then be submitted as a lead to her.
The stats were quite astonishing. At the 10,000 that she sent out, the 10,000 leaflets to
this url, she got 160 clicks on the webpage and 16 people actually completed all the fields
and submitted their online valuation. Therefore, those people became a lead to her
that she could then follow up either by email or by phone. Isn’t that better than just
getting 1 call for every 10,000? She’s now got 16 people in her lead nurture plan who
wouldn’t have otherwise been there. So the next time you send out a canvassing
campaign, think about what you’re actually asking people to do. Keep the ask small, keep
your call to action easy for them to do, a bit of a no-brainer, and reward them with
