Hello, today we are taking a look at Bellevue
Forest. [Map]Bellevue Forest is located in North Arlington.
It is bounded by Military Road on the south, Donaldson Run on the east, the Potomac River
on the north, and Gulf Branch on the west. [BREAK] The neighborhood was established in 1938.
It was carefully laid-out with broad streets, T-stops, and cul de sacs. Most of the houses
that were built were completed between 1938 and 1958. [BREAK] When the neighborhood was established, there
were convenents that laid the ground rules for the community. The convenents expired
in 1965, but that framework remains. Some of the more notable covenants stated there
shall be no lot-line fences, (So you probably will not see that many fences), no schools,
no public entertainment and no public facilities. [BREAK] Bellevue Forest is notable because it has
some of the biggest lot sizes and biggest houses in the area. [BREAK] One of the biggest houses in the neighborhood
is owned by former Washington Capitals� forward Alexander Semin. He bought his house
in 2007 for $2.45M, just a few months before signing a 2 year, $9.2 Million dollar contract
extension with the Capitals. The house on Piedmont Street [PICTURE] is
currently on the market for $2.795 Million. Now would not the time to make a joke about
something that has one-of-a-kind type features that when you look at it, it has all the beauty
in the world. But it�s overpriced, all sizzle, no steak, and doesn�t fit in well with those
around it. [BREAK] Wait, are we still talking about Alexander
Semin? According to the covenants that helped develop
the neighborhood, there would only be single family houses, So there are no apartments,
townhouses, condos, or any other types of dwellings. [BREAK] Ok let�s take a look at the Top 3 Things
You Need to Know about living in Bellevue Forest Bellevue �Forest�. This is a wooded area
with lots of trees and wildlife. You will see raccoons, possums, foxes, and deer. Deer
are even more present in the summer months. And if you are not careful, they will walk
right into your garden and eat your flowers. Break. There are a few trails that lead down
to the Potomac River. There is one off of 30th Street via Donaldson Run. And there is
one at the end of Monroe Street via the Gulf Branch trail. Please be careful when you are
on the trails or even in your backyard because you do share the area with Copperhead snakes
and they will attack if they are disturbed. Noise. Living in Bellevue Forest, you are
in the flight path. Some argue this is something that you can get used to but the fact of the
matter is that the noise from planes is significant. One other factor to consider that you may
not think about is noise from GW Parkway. If your house backs up to the Parkway, even
with the tress and distance, you will most likely to hear some noise from the cars. This
goes for other neighborhoods that back up to the Parkway as well, like Dover Crystal,
Riverwood, and Woodmont. Lot Sizes. One aspect of Bellevue Forest that
residents love is that when it was first being developed, the minimum lot size was 6,000
square feet, which was later changed to 8,000 square feet. Houses are big and the lot sizes
are even bigger. Many houses are set back from the street so you will have a front yard
and with most houses being on cul de sacs, you will most likely get a moderate to large
back yard or back forest land area. [BREAK] There you have it, the top 3 things you need
