Example: Sydney, Melbourne, etc In Sydney I know one group, it’s VDS In this group, there will be some Vietnamese who have a rental house, you can see on it You will easily choose which houses are suitable for you The second way is to have some reputable home search websites such as domain, gumtree, flatmates Domain is the page that I find prestigious and easy to use. I will link those sites under the description box After you know where to find a house to rent Now it is time for you to think the most, not only for each of you but also for international students That is the budget and the place to rent the house for convenient travel Now I will analyze it for you First we will talk about everything smoothly for you guys because it will be near the train near the city bus That goes with the fact that the price will be really expensive when you want to leave in single room It will be cheaper when you share a room, but I’m sure it’s not less than 3 people so you don’t have any private space and of course the toilet you will have to share with a lot of people I also found some houses in the city and I really couldn’t stay Maybe it was because I was the only child in the family so I was able to stay in my own room and got used to it Why do I say the cost is very expensive Cause they’ll charge the rent by week but not by month like Vietnam and it’ll be more beneficial for the landlord If you count by week, every month can be 5 weeks or 4 weeks more If your home is shared 4 5 people in the city, it costs about $200 to $400 per week It is really really expensive You can save travel costs but the rent is very expensive and you don’t have any private space If you are a bit far away like me, I normally lose 30 minutes by bus, 20 to 25 minutes by train , it is cheaper and has my own space My single room has a rent of $250 per week with toilet shared for 3 person more than 4 5 people share the same toilet. Think of it, how tired it is to wait in the morning If your budget is narrower, then you can find rental housing in areas far from the city, the cost will be reduced and especially in Australia when traveling by means of transport, the farther you go, the cheaper it will be. Because you are farther away, you must use a bus or train But there is a problem for you, it’s time instead of the morning, you get a little sleep but because the faraway house you have to get up and catch the train for not be late After finding the home you like Next you have to find out the information about the house There will be 2 types, the first is the house with furniture and no once The house that has an interior will be slightly more expensive But the convenience is that you don’t have to buy anything, the house has no furniture you have to buy more things Like my room, I have to buy all the things I need because the room only has cushions, small cabinets and desks A rented house without furniture may be cheaper but it will be inconvenient for you to move I just realized it two days ago when my closet was broken, LOL And the other thing is that you see the house on the site and like it but I recommend you should go to view the house It will be convenient for you in Australia but it is a bit difficult when you are in Vietnam But if you find a home, you can contact the owner to rent in a short term for example 1 week to 1 month while looking for another house If unfortunately the house you found above is not suitable Because sometimes there will be a difference between photo and reality for example, is the bus and train time reasonable or near the supermarket Because you have to go to the market every week to buy foods I think clean and security is the first criterion because when you are in an unclean house you will have problems with hygiene and if it is not safe, it will directly affect your property and your life it sound really scared After you do the above steps, the next thing you should pay attention to is the lease agreement Most Australian houses when you rent for a long time they will force you to pay a deposit called a bond This deposit they will keep at the end of the contract they will return you It is up to people to give you the time to pay, it can be 2 weeks, 3 weeks. Under my contract is 2 weeks Oh, I forgot, when you see the house on the web, remember to see if the bills are included The bill I say here is an internet bill, electricity bill, water bill, etc Of course, in the contract the lease terms must be clearly stated as long as how much money to pay, how much to pay for bond But what I want you to pay attention to is the state of the house and the interior of the house If something goes wrong, people will deduct directly from your bond because the house repair money in Australia is very expensive So you have to pay close attention to the state of the house If there is any problem, the landlord cannot make it difficult for you because if you do not check carefully later, if there is any problem, you will lose money unfairly This is just my advice moreover, you should pay attention to the term of the tenancy, such as 6 months, 1 year etc because it is associated with very high financial and legal aspects If you want to move after the contract ends, you must notify the landlord in advance and if you move before the contract ends, you will lose your bond why do i say that Because housing bonds not only guarantee you do not break anything but make sure you stay on time as the signed and I have shared like this, when you look at home prices on web or group although the price offered like that But when you come to view the house, try to negotiate with the landlord to reduce the price Or if the house doesn’t include bills, then you can deal to raise the house price a bit to make it include the bills After the owner writes the contract, you should check the information again to make sure that’s all my own experience that I want to share with you, guys If you have any more information or experience please feel free to comment at the comment section And next I will show you my room.
