In today’s video I am going to speak about Real Estate consultants salaries in Dubai But before I do would you please click the Subscribe button, and like this video The first thing you need to know, there are two types of consultants One is working with the developer, and the other is working with Real Estate Brokerage offices You may wonder about the difference between the developer and the real estate brokerage The developer is a company like Emaar, Nakheel and Dubai Properties The developers are responsible for building the projects, and have the right to sell their units While the real estate brokerage offices have the right to sell any product in Dubai in cooperation with all the developers Now the question is: why should I work with a developer? as well as why should I work with a real estate brokerage office? Let’s start first with the pros and cons related to the real estate brokerage office. The pros in regards with real estate brokerage office are: As I mentioned earlier you can sell any products that belong to any developer in any location in Dubai Which gives you the freedom of offering different options to your client There is also the feature of being able to work in property renting, meaning you don’t have to stick to the property selling only Now for sure the commission for selling a property is very big, but the rent is fast moving and its commission and cash flow are faster than they are in the sales field in case you are new to this field The third feature is the flexible working hours, most of the companies do not ask you to work from 9:00 to 18:00 Some companies do not even ask you to attend the office every day The fourth feature depends on the size of the company, If it is a big company, it may have several departments, like holiday houses rent and investment in another nationality Which offers you the freedom of trying your hand in different fields under the same company Now let’s talk about the cons of working in the real estate brokerage First of all, and most importantly in my perspective is that your salary would be zero. As I am telling you, it’s zero, most of the real estate brokerage companies do not offer basic salaries You may ask me: how would I make ends meet? Here is the challenge, if you will work as a broker or property consultant in a real estate brokerage office You will rely on the commission completely The commission split varies from a company to another, but the most common percentage here is 50% each For instance, if the total commission of a deal is 10,000 AED, you get 5000 AED and the company gets the other 5000 AED Some other companies have a different commission splits they might offer you a monthly salary of 3000 AED but in that case the commission split wouldn’t be 50%, for example 30% would be your share while the rest 70% would be the company’s share Some other company can offer 70% as your share, but in that case, you would have to pay them a monthly amount of 1000 AED But the most common and known scheme is 50% for each party Let’s now speak about the pros of working with developers First of all, the basic salary, you know your salary, whether you’ve sold something or not, you get your amount every month along with the commission in case you’ve passed any transaction The second feature is that most of the developers here invest a lot of money in marketing So, they can arrange leads for their sales people Let’s speak about the downs or cons You are restricted to working hours from 9:00 AM to 18:00 PM and most of the times you have only Friday as a day off And when it comes to selling something you can sell only your developer’s products meaning you can’t offer your clients any other options that belong to other developers I apologize, I forgot the most important thing which a big minus about developers, and it is the high firing rate If you spent 3-6 months without making sales or without achieving your target, they might easily let go of you The salaries vary from a developer to another The telesales, whose job is office based, the company provides them leads through social media or internet, or they provide them a client list to call and try to schedule appointments for the consultants or sales people In order for them to meet the client and try to close the deal The telesales salaries are between 3000 AED and 6000 AED with a commission in case the consultant or sales person closes the deal The sales people salaries start from 8000 AED to 15000 AED depending on the developer and on your years of experience That was the deference between the real estate developer and the real estate brokerage office And that is the salaries average in each of them here in Dubai I hope you liked this video, please do not forget to like and subscribe See you in the next video
